Simple defined, a mortgage loan is a loan or debt secured by real property through the use of a mortgage note. This note evidences the existence of the loan and the encumbrance of that realty through the granting of a mortgage, which secures the loan.

Most people use the word "mortgage" when referring  to a mortgage loan.
The most common instance of the use of a mortgage loan is when a potential home buyer needs to finance the purchase of a home.
